Calpe: flat by the beach or townhouse up the hill, the numbers we have
We are an architect couple from Graz, and we have narrowed Calpe down to two options for a house we will use half the year. I put the comparison here because a second opinion from people who live in the area is worth more than another spreadsheet.
Option A, apartment near Playa de la Fossa. Two bedrooms, 87 m2, terrace to the sea, 6th floor, built 2004. Asking 289 000, comunidad 95 a month because of the pool and the lift. Ten minutes on foot to the beach, but in August the street below is one long parking queue.
Option B, townhouse in the old town, three floors, 120 m2, no lift, roof terrace with the Penon on the right side. Asking 245 000, no comunidad, the facade was done in 2021. From the door to the beach 25 minutes on foot, or the bus number 1.
We took both prices off https://alegria-realestate.com/ in June and they have not moved since, which I read as neither is overpriced nor a bargain.
The question we cannot answer from Austria: the old town in Calpe, is it a place where people actually live all year, or mostly closed shutters from October? For a flat by the beach the answer we know, it is quiet and fine. For the townhouse we do not.
